What to look for in a good home inspector

How do you know if a Home Inspector is any good? Like any trade it's difficult to know if the person you are hiring knows what they're doing. Personal referrals are a good way to find someone and usually your Realtor can give you a list, but there are other things you should look for even when someone is personally referred to you.

It doesn't take much to become a Home Inspector. In fact right now in Florida there is no licensing for Home Inspectors although the state is currently working on correcting that. Without this licensing, how can you determine if your Home Inspector is any good?

Price- This is the first question every one asks, but it shouldn't be the most important.

Certification- There are several programs currently available for training as a Home Inspector. You should ask what certification they carry, or where they received their training.

Education- Once the training is over, does your Home Inspector continue learning? Hopefully, they do. How do you know? This is where belonging to a Home Inspection Organization makes a difference. Groups like NACHI (National Association of Certified Home Inspectors) require that all members pass a test to join, have completed a certain number of inspections, and must maintain a certain amount of Continuing Education classes annually. You can go online to any of their sites to verify if the Home Inspector is actually a member.

Experience- How many inspections have they done? How many years have they been inspecting? What kind of background do they have? Is their background related to inspecting homes or were they a bartender before they bacame a home inspector?

Services- What are you getting with the Home Inspection? Find out if the report is delivered on site or do you have to wait for it. Ask if it's a printed report or hand written. Does it cover maintenance items as well as repair items? Make sure you are getting both a verbal and printed report to answer your questions on the home and not just a "looks good to me."

Price- The price of a Home Inspection varies. A common phrase used often when it come to Home Inspection is, "you get what you pay for". When you're about to make possibly the largest purchase of your life do you want to go with the cheapest inspector? Don't base your decision entirely on how much the inspection fee is. A good inspection is worth every penny. The money spent could ultimately save you money. If defects are discovered, you'll be in a better position to negotiate with the seller if the defects are documented in a written report. Even if the sellers isn't paying to correct defects, you'll benefit by knowing what needs repair.

You receive a computer generated report On-Site at the time of inspection. The report can also be E-mailed, Faxed, or posted here for you if you cannot attend the Home Inspection.

I am a certified home inspector through the National Association of Certified Home Inspectors and a certified building inspector through the International Code Council as well as have over 90 hours of certifed on-hands classroom training and field work. I am also certified through Environmental Services Association for mold assessment.
